Mohamed Ahmed _ Eng. Taleb Al-Athba, Vice President of Qatari Diar – Egypt, confirmed that foreign buyers accounted for more than 30% of the sales in the first phase of the "Alam El Roum" project on the North Coast, surpassing the 20% target. This signals growing international demand for the project and its attractiveness to investments and buyers from outside Egypt.
During the launch conference for the investment zone at the "Alam El Roum" project today, Al-Athba stated that the commercial launch of Phase One, which took place in August 2026, witnessed demand exceeding the number of offered units. He noted that the project aims to establish an integrated and sustainable city on the Mediterranean coast, providing components for year-round living and residence, rather than being limited to seasonal tourism.
He added that the master plan of the project includes more than 3,500 units, alongside 22 waterways and an open lake overlooking the sea, an international marina, a local marina for yachts, and a world-class golf course overlooking the Mediterranean Sea, thereby enhancing the diversity of residential, entertainment, and service activities.
Al-Athba pointed out that the project received support from the Egyptian government and was approved as an investment zone, contributing to facilitating procedures for investors and providing a supportive environment for conducting economic activities. He added that the company aims to leverage its expertise in global markets, including the United Kingdom and the United States, to strengthen the project's connection with international business networks and attract more foreign investments to Egypt.
We Plan to Establish a Services Free Zone Over an Area of 50,000 Square Meters to Attract International Companies
The Vice President of Qatari Diar – Egypt explained that the master plan includes establishing a services free zone over an area of 50,000 square meters, aimed at attracting international companies operating in the information technology, telecommunications, financial services, and media production sectors.
He added that the zone aims to provide a business environment supporting the growth of startups and entrepreneurs by streamlining licensing procedures and financial transactions, as well as offering service incentives and customs exemptions in accordance with governing regulations, thereby enhancing the project's appeal for investments in the services and technology sectors.
Regarding maritime tourism components, Al-Athba indicated that the project features an international yacht marina with a capacity exceeding 370 berths, along with a local marina comprising 120 berths. This supports connecting the project with maritime shipping lines in the Mediterranean and boosts its capacity to attract visitors and investors from European and regional markets.
He emphasized that these components aim to solidify the position of "Alam El Roum" as an integrated tourist and investment destination, combining residential, recreational, commercial, and service activities, capitalizing on the project's strategic location on the Mediterranean coast.
On the economic impact front, Al-Athba noted that Qatari Diar aims to create around 3,000 job opportunities during Phase One, with total targeted employment opportunities expected to exceed 250,000 upon the completion of all project phases, according to announced estimates.
He mentioned that construction and execution work commenced according to a multi-phase timeline, paving the way to start unit deliveries in 2030, in parallel with efforts to attract major global hotel brands, with preparations underway to announce new developments in this regard during the coming year.
The official launch of Phase One of the "Alam El Roum" project took place in August 2026, in the presence of Dr. Moustafa Madbouly, Prime Minister, the Minister of Housing, Utilities and Urban Communities, and Sheikh Hamad bin Talal Al Thani, CEO of the company.
